Decoding California's Title 24

November 20, 2018

There could be a number of reasons you have run into the confusing world of Title 24 from the California Buildings Standards Code. If you are buying or selling a home or commercial space, or are making any additions or upgrades to your existing heating and cooling system here in California, understanding Title 24 compliance is a necessary-but-intimidating process.

Fortunately, if you are looking to gain an understanding of how Title 24, HERS Testing, and the California building codes affect you, you’ve come to the right place. We Green Energy Solutions specializes in certified HERS testing and California code compliance for homeowners, contractors, commercial property owners and developers, and we have built strong working relationships with our wide range of customers over the years. Our primary goal is to make your HERS verification a breeze from start to finish. But it all begins with gaining an understanding of what exactly Title 24 means!

THE BUILDING ENERGY EFFICIENCY STANDARDS (BEES)

Did you know that the state of California is on track to use 100% renewable energy by 2045? This is all a part of a greater push by the state of California to increase energy conservation across the board. The policies put in place by the Building Energy Efficiency Standards (BEES) have already saved California homeowners more than 100 billion dollars and dramatically decreased energy demand for the entire state.

These energy efficiency standards are presented in Title 24 of the BEES, where the standards for Home Energy Ratings System (HERS) are laid out for new and existing construction. Verified HERS testing is also required anytime you are upgrading your heating and cooling appliances.

HOW DO I BECOME HERS VERIFIED?

In order to acquire a verified HERS rating, you must have your HERS testing done by a verified, third party HERS rater. This rater will perform the necessary required tests, which may include:

  • Duct Testing

  • Blower Door Testing

  • Insulation Inspection

  • Checking Air Conditioning Units for:

    • energy efficiency ratio (eer) verification

    • thermostatic expansion valve (txv) verification

    • refrigerant charge verification

You will then receive a report with your HERS rating, which comes in the form of a number between 0 and 250. The lower your HERS rating, the more energy efficient you are!
